We're in a period right now, (April, 2009) where the market has come roaring back. Buyers are in the market -- many CASH buyers -- and they are making it increasingly difficult for interested parties to purchase homes below the $100K price point. For many homes between $69,900 and $90,000, there are over 20 offers coming in for each listing.
What this means is our market has shifted from a strong BUYER'S market, to a SELLER'S market in this price category. Most of the homes listed in the $60,000 range are selling for closer to $80,000 and beyond. If you have cash, you are in a better position, but it is important to scrape together any additional dollars you can if you want to be the winning bid. (No, it's not really an auction, but essentially it IS similar to a "silent auction," only you have NO IDEA where the other bidders are. You just have to submit your best offer and pray. If you are not one to pray, then just cross your fingers and toes -- you'll need all of 'em.)
Above $150,000, you are still competitive, and you can still negotiate -- that is, unless the home already seems like a fantastic bargain. In that case, recognize it, and make your offer accordingly. If YOU love the home, you can rest assured that the other buyers out there love it, too ... and will battle to get it. Determine how much you want it, and don't shoot yourself in the foot over and over trying to get a great deal -- because you'll soon find that you're missing out on all the great deals.
